The second living area, referred to as the annex, had a complete reconstruction in 1987-1988. Across the breezeway is the Annex, it consists of 2 bedrooms, 2 bathrooms, master bedroom with bath and screen porch, guest bedroom with sliding glass door to the back yard, den/office with a fireplace, living room with beehive fireplace and screen porch, laundry room and kitchen. There are numerous well-maintained facilities that make up the lower headquarters. Over the life of the ranch, the foreman’s house has been kept up-to-date with improvements. It is a well-maintained two bedroom, two bath, approximately 1547 sq ft home with a large screened-in porch. It was originally built in the late 1800’s of real Adobe. It is served by a 1,000 gallon privately owned propane tank. The apartment and bunkhouse are also made of real Adobe. The apartment was renovated in 1987 and 2014. It has approximately 844 sq ft, two bedrooms, one bath and a wood-burning stove. The bunkhouse consists of one bedroom and one bathroom that is attached to a four-car carport with commissary/storage 3436building. Other improvements include: a laundry building which houses the laundry facilities and a storage room, 2 tack rooms, owner’s tack room and foreman’s tack room, tool storage, workshop, hay barn with concrete floor, vehicle/supply storage room, and ventilated pellet storage facility. There are covered horse pens that open to larger runs with automatic waterers. Working corrals that consist of numerous holding and sorting pens, scale, lead up and squeeze chute with concrete pad, calf table, loading chute, covered feeder and larger holding pens to accommodate large numbers of cattle or horses. There are a variety of fruit trees and three Merlot grapevines.

The most valuable asset of the Ranch! Davidson Spring, a 22 ½ gallon per minute spring, is located to the south of the upper headquarters on the deeded property. It is an improved spring with cistern, pump house and a 1,500 gallon storage facility. The upper headquarters is served by the Spring. The private well serves the lower headquarters and has a 15,000 gallon galvanized storage tank placed on a steel rimmed gravel bed. It is equipped with a pump system, pressure tank and night lighting. The ranch is watered by stock ponds, tanks, reservoirs and seasonal streams.

Ranching Operations: 
The Arizona State Grazing Lease 05-84 was renewed in 2012 and will be up for renewal in 2022. It is allotted for 253.6 head (**Cow with calf being 1, bull being 1). The grazing land is separated into 7 pastures, three with working corrals. The vegetation consists of a good mix of native grass and browse for optimal year-round grazing. The ranch has been under the same ownership since 1987 and the range condition reflects their good stewardship. The owners have worked closely with numerous agencies (NRCS, University of Arizona and The State Land Department) to ensure quality range conditions.
